Contact your agent, and once you have chosen your property, a booking deposit of €3,000 should be made.
The buyer is advised to take an inspection trip to Hungary and meet the Developing Team, see the Golf and Country Club and view the property. Flights are paid by the purchaser and we will arrange your transport to and from the area.
If you need assistance on Finance, we have two providers that are familiar with the project and can help you in this area. Details of this finance package will be discussed with your agent.
Once the purchaser is satisfied, contracts can then be signed, and a 30% non refundable deposit is paid. Two contracts are signed, one for the site and one for the building. This ensures full ownership of the land and property to the purchaser.
Legal Representation:
You will need to secure the services of a Hungarian Solicitor to deal with all aspects of the purchase, and where necessary the formation of a company to purchase the property. We can recommend a Solicitor that is familiar with the property in question. You will also need your own Irish solicitor.
The Buyer has the option of setting up a Hungarian Company in order to reclaim the VAT. This is an option that is normally taken by people buying two or more properties. When you are buying one property it is advised to buy as an individual.
You will also require a permit from the local authorities once you decide to purchase. Our solicitor can obtain this for you and it will cost about €250, as this is just a formality.
You must also seek approval from the Dept of foreign affairs, and documentation must be signed and stamped by a Notary Public. This can cost about €150 and can often be completed at the Hungarian Embassy in Dublin if you decide not to go to Hungary.
The building will commence immediately, and should take between eight and ten months to complete.
At the 3rd stage of the Building, a decision will be required on the type of Furniture fit out the Buyer would like to choose.
Buying a property in Hungary is an easy process, and help can be given by your agent, solicitor or the developing team. Your Agent will take you through the step by step procedure and keep you informed along the way of how your property is progressing.`
